Peachtree Walk Condominium offers some of the area's lowest Association dues, great amenities and the best location in Midtown. Here you can walk to MARTA, dozens of restaurants, Piedmont Park, High Museum, Alliance Theater, The Fox Theatre, supermarkets, wine shops and more.

We have created this guide to familiarize you with the Community.  From access cards and parking to emergencies, this guide is a useful reference.  If you have any questions about anything in this guide, please contact the Management Office.

About Peachtree Walk
Peachtree Walk Condominium was constructed in 1996 and converted to an owner-controlled condominium in 2001. The Community consists of 218 one and two-bedroom units with just 25 percent leased. The Peachtree Walk Owners Association has an elected Board of Directors who is responsible for enhancing property values and enforcing Association bylaws.

Peachtree Walk Personnel
Peachtree Walk (PTW) is professionally managed by
Team Management, LLC, and is under the direction of a Board of Directors.

The full time Property Manager is
Annie Christman. He is a long time resident of Peachtree Walk and former Board member. Common area maintenance work is performed by PTW's part time Maintenance Superintendent, Robert Montano.  Robert is also a long-time resident of Peachtree Walk. Other individuals at PTW include our common area housekeeper, Ana Martinez, and Courtesy Officer, James Wilson.

Contacts
For life threatening emergencies, immediately call 911. During normal business hours, Annie can be contacted at 404-892-7400, or via e-mail at achristman@teammgt.com  During the day, please report noise complaints and safety issues to the Property Manager. Between 10:00PM and 6:00AM, please call the Courtesy Officer at (404) 849-7232. For noise or other issues not on our property, please call Midtown Blue, Midtown's 24-hour Public Safety Force, at (404) 817-0500.

Access Cards and Building Access
All doors and gates require an access card for entrance, including the lobby. New owners should receive access cards from the previous owner at closing. If you are renting a condo, your landlord should provide the access cards prior to your moving in.  New residents must complete an online Resident Profile and e-mail it to the Management Office. Once your resident profile has been received, your name and telephone number will be added to the callbox directory.  Guests can scan the directory, find your name and the system will call your phone. Once you have verified the individual, dial 9 and the gate/door will open. Note that guests can only enter the building from the parking deck on Level 1 or from the lobby (B-building).

If your access card is malfunctioning,
e-mail the Property Manager and include your name, unit number, telephone number and malfunctioning card number.

Board of Directors Meetings
The Board of Directors is comprised of five homeowners elected in staggered terms each year. The Board of Directors meets regularly, typically on the second Monday of each month. Pursuant to the condominium governing documents, the Board of Directors manages the budget and addresses safety, appearance, and quality of life issues for the Community.  Additionally, an annual homeowners' meeting is held each November.  Homeowners are encouraged to attend all meetings and to participate in Community decisions.

The web site includes our weekly
Resident update, Residents' message board, e-Docs, a list of individuals with packages to be picked up from the office, online bill pay information, the lease waiting list, renovation request forms, suggested vendor list, and much more.  Additionally, printed copies of the weekly Resident Update are posted in heavy traffic areas.

Other information is disseminated to the homeowners through written communications that are mailed or hand delivered to each unit.

Condominium Documents
Condominium documents should be conveyed at closing when purchasing or selling your unit.  These documents outline how the Home Owners Association operates, complete information concerning insurance, pets, balconies, noise annoyances, and more. These documents are important for you to review and are also available on our web site.

Courtesy Officers
Courtesy Officers are on duty from 10:00 PM until 6:00 AM. They regularly walk the Community during this time for your safety and to help protect your property.

Our Courtesy Officers are not emergency personnel. If you have an emergency, call 911 first, then contact the Courtesy Officer on duty so they may assist the emergency personnel with building access and to help them find your unit quickly.

Dog Policy
Article 14(h) of the Condominium Declaration states that each unit is limited to only 1 dog and 2 cats.
 
There is an annual dog fee assessed each year of $100 per dog. This fee will offset the additional cost that the HOA must pay to upkeep common areas impacted by dog traffic including, but not limited to, carpet and elevator cleaning. Registering your dog also protects it in the event of an emergency.  The Management Office can assist in having your animals removed from your unit in the event of a personal emergency. After paying the annual fee and registering your dog with the Property Manager, your dog will receive a PTW dog tag to be worn at all times. Dog tags are not transferable between owners once issued. If an unregistered dog is identified for the first time on the PTW property, the unit owner will be issued a warning. Future violations will escalate as follows:
-2nd Offense: $50
-3rd Offense: $100
-4th Offense: $150
-5th Offense: $200

In addition to the annual fee, the Board of Directors reserves the right to fine dog owners or dog care takers for individual violations that occur in common areas, including failure to thoroughly remove defecation or to thoroughly clean up dog urine. No pit bulldogs, Rottweiler's, Doberman pinchers or other animals determined to be dangerous may be brought onto or kept on the Condominium at any time. Additional information about pets can be found in your
Condominium documents.

Electricity
Georgia Power provides electrical service to your unit, and is paid for by the unit owner or renter. See the Vendors section for contact information on how to establish new service.

Emergency Evacuation Procedures
The Peachtree Walk Condominium Association is committed to providing a safe environment for the homeowners. Many fire safety features have been incorporated into the design and construction of the building such as fire alarm systems, sprinkler systems, emergency lighting, fire alarm pull stations, fire extinguishers, and smoke detectors.

There are two stairwells in each building, one at each end.  In case of emergency evacuation, residents should exit through the closest stairwell and go all the way to the ground floor to exit the building. Since a fire or other catastrophe could occur at anytime, being cognizant of the building's layout and evacuation routes will impact your ability to exit the building without panic or injury.

Do not use the building's elevators in a fire emergency.

If you see a fire, immediately exit the building and call 911. Give the emergency operator the building, floor, and unit number as well as the street address. If the fire is in your unit, ne sure to close the door, leaving it unlocked. This will prevent the possible spread of heat and smoke into the corridor. Remember to alert the homeowners of the other units on the floor so they can exit as well. Emergency pull-stations are located in the corridors to sound the alarm system. It is vitally important that everyone be given as early a warning as possible.

Use the nearest exit stairway with a safe, clear path. Do not prop open the doors to the exit stairwell, or open windows.  Calmly but quickly descend and exit the building.

Fire Alarm System
The Life Safety systems equipment is professionally monitored and maintained by a third party. When activated, the building's fire alarm system will alert the monitoring company to call the fire department and the Property Manager.

Fire Alarm Pull Stations
There are a total of 27 pull stations located in common areas throughout both buildings, located on each floor.

Fire Extinguishers
There are fire extinguishers in every hallway.   All hallways and trash rooms have fire extinguishers.

Sprinkler System
The common areas and individual units are equipped with sprinkler systems. When the temperature reaches 135 to 165 degrees in the units, the sprinkler heads are automatically activated. The sprinkler system is equipped with FDC connectors for the standpipes and sprinkler systems.

The sprinkler system works in conjunction with the alarm system. When the sprinkler system flow switch detects water flow, the alarm system is activated and a trouble signal is sent to the monitoring company.  The monitoring company calls the fire department and the Property Manager.

Sprinkler system inspection includes a dry system, tamper switches, water flow switches, and pressure switches. Any deficiencies discovered during the inspection, including items needing immediate attention are listed with recommended solutions and are remedied promptly in accordance with national fire safety codes.

Smoke Detectors
In addition to the smoke detectors located within each of the individual units, there are 46 smoke detectors located throughout the building in common areas. The smoke detectors in the common areas are cleaned and tested on an annual basis, as mandated by fire code. Residents are encouraged to check smoke detectors in their unit at least twice per year.

Other Safety Measures
Professional fire alarm and sprinkler companies conduct inspections for the common areas annually, and PTW management tests these systems monthly.  Test results are analyzed against the audibility and visibility requirements of the local authorities having jurisdiction and any other related agencies. Additionally, smoke detectors are cleaned and all fire extinguishers are inspected, dated and appropriately tagged.

Peachtree Walks' additional safety measures include clearly visible emergency exit signs, evacuation routes posted in all stairwells, and signs displayed at elevators stating, "Do not use elevators in the event of fire." All fire alarm panel and sprinkler room doors are clearly designated as to the contents. Building access keys are located in a lock box, in locations known to the Atlanta Fire Department.

Fire Drills and Alerts
The homeowners will be notified in advance of a practice fire drill. Representatives from each building, as well as management and staff, will assist in the evacuation of the buildings according to established procedures.  They will also coordinate the move to the safe areas away from the buildings. Homeowners have not been advised of a practice fire drill, and the alarm systems activate, they are to evacuate the buildings immediately.

Safety Tips
-Never smoke in bed
-Know the location of the fire exits on each floor; do not use elevators in the event of a fire
-Count the number of doors to the nearest exit and check for any possible obstructions
-Know the location of fire alarm pull stations on each floor
-Know the location of fire extinguishers on each floor
-Check unit windows to see if they can be opened
-Keep unit keys where they can be quickly retrieved
-When leaving the unit, keep the door closed and take necessary keys
-Turn off all small appliances when leaving the unit
-Do not store combustible materials in the unit or parking deck
-Never leave cooking food unattended
-Never leave burning candles unattended
-Extinguish all smoking materials in appropriate containers
-Do not throw cigarettes out windows or off balconies
-Keep a fire extinguisher in your unit
-Check batteries in your smoke detector
-During an electrical storm, do not bathe or use the telephone
-During a tornado, seek shelter in an interior space on a lower level away from windows and    glass doors
-Do not open windows in the stairwells

Other Emergencies
If PTW receives a bomb threat during normal business hours, fire and police will be notified and the Property will be evacuated. The on site personnel will activate the alarm systems and direct all homeowners to safe areas away from the buildings.

In the event of a tornado or severe weather, homeowners are instructed to seek shelter on a lower level, interior space, away from glass windows and doors or leave the buildings as quickly as possible depending upon the situation.  If this situation occurs during normal business hours, the building staff will contact the appropriate authorities, if needed, and assist the homeowners. After hours, the Courtesy Officer will contact the necessary authorities for assistance.

If life and property are subjected to terrorist attacks, homeowners are instructed to leave the buildings as quickly as possible and seek shelter.  If the Property Management is notified of an impending terrorist attack during normal business hours, the staff will activate the alarm systems, call 911, and assist in evacuating the buildings.

In the event a homeowner or guest is involved in a medical emergency, call 911 immediately.  Homeowners who have a medical condition that could require immediate medical attention, such as EMT and ambulance service, are asked to inform the Property Manager of the health condition and medical attention that may be required.  The office should also be made aware of whom to contact in case of emergency.

By following the above instructions and becoming familiar with the buildings' Life Safety systems and evacuation procedures, the risks to life and property will be minimized.

Fitness Center
The fitness center is located near the pool in the B-building and is open to all residents.  Card access is required to access the facility after business hours. The fitness center is for the enjoyment of residents only.

Grill and Courtyard Area
A grill is provided in the courtyard area of A-building and is open to all residents.  If you are using the grill, please be sure to turn off the propane gas when you are done for the next resident to enjoy.
Please be courteous to other residents by keeping noise low if using the courtyard area after 10:00PM.

Homeowner's Dues
COA (Condominium Owners Association) dues are due at the beginning of each month by each unit. It is important to pay your dues on time and in full each month. Delinquent COA can result in late fees, attorney fees, and other penalties.

There are four ways to pay your COA dues:
-Drop off payment at the front office
-Mail payment to TEAM Management
-Online through the
TEAM Management website (see http://www.PeachtreeWalkCondominium.com for more information)
-Use your own financial institution's online payment capability

Internet, Cable, and Satellite
Internet is available through many providers, including Orbit Network (the wireless internet provider at PTW), Comcast, and AT&T. Satellite providers include DirecTV and Dish Network.

If you choose to use a satellite dish, it cannot be permanently fixed to the building and must be less than 18" in diameter. A renovation permit is required prior to installing a satellite dish, and can be downloaded from our website. Internet, cable, and/or satellite services are paid by the homeowner or tenant. Contact information for these vendors can be found in the Vendors section.

Leasing
Only owners with leasing permits approved by the Board of Directors are eligible to lease their homes. Owners who lease without a valid leasing permit are subject to substantial fines.  To be placed on the leasing list, contact the Property Manager. Leasing permits are not transferable from owner to owner or from unit to unit.

Meeting Room
A meeting room is available in the B-building near the Management Office.  It is open during business hours, and is also the location for all monthly Board of Directors meetings. If you wish to reserve the room, please contact the Property Manager.

Message Board
The PTW website features an online message board.  Feel free to talk about maintenance issues, offer items for sale or just chat with your neighbors. This board is monitored by the Property Management.

Moving In or Moving Out
All moves must be scheduled with the Property Manager at least three days in advance and must be completed Monday through Friday between 9:00AM and 5:00PM. Moves are not permitted on weekends.

The Property Manager will arrange for gates to be opened, doors locked back and provide direction on which elevator use so that your move is easy and hassle-free.  A non-refundable $150 move-in fee is assessed for any unit prior to moving in, and can be paid by check. If you are a tenant renting a condo, you must provide a copy of your lease prior to moving in.

Packages
If your package requires a signature, and you are not at home, the Management Office will sign for your packages and post your name on the "Packages to be Picked Up" list on our website. If you wish, the Property Manager will drop off the package to your unit; just confirm with an e-mail.

Parking
Parking is reserved for residents and their guests while visiting PTW. The P1 level of each parking deck is reserved exclusively for residents; both guests and residents are welcome to park on Level 1 of the parking deck.

In order to park in the resident parking areas, you must display a current parking tag on your windshield. Only residents with valid parking tags may park in resident parking. New residents should receive current parking tag(s) from the previous owner or tenant.One bedroom homes receive one parking tag and two bedroom homes receive two tags. Parking tag(s) and access cards should be conveyed at closing, or presented to tenants before leasing.

Any vehicle not moved for 14 days is considered "stored" and is subject to a daily fines of $25.00.  If you need to store your vehicle for more than 14 days, please contact the Property Manager for approval. Peachtree Walk strictly enforces the parking policy. Vehicles will be ticketed, booted, or towed if improperly parked or abandoned.

Pool Area
The pool is open from 7:00 AM until 10:00 PM, seasonally.  The pool is for the enjoyment of residents only.

Residents with Special Needs
Residents who require special assistance in case of evacuation should make their needs known in writing to the Property Manager. Such residents may also want to notify neighbors of their disability to increase awareness and safety.  Once informed in writing of special needs and during an emergency (such as a fire), building staff will inform emergency personnel of disabled residents in the PTW community so they can allocate their time and resources accordingly.

Water Bills
ISTA provides billing service for each unit. The unit owner or tenant is responsible to pay this bill each month, directly to ISTA.  If you do not receive a bill within 60 days of moving in, please contact the Property Manager.
